Display Energy Certificates (DECs) provide an energy rating of the actual use of a building on a scale of A to G by comparing a property to a national average or benchmark, for the relevant property type. An A rating represents a very efficient property while a G rating is the very inefficient.
The DEC assessment takes account of the following issues;
- Type of property
- 12 months of energy use
- Occupancy hours
- Size of property
Since January 2013, occupiers of a public building, frequently accessed by the public have been required to display a Display Energy Certificate (DEC) showing an operational rating in a prominent place clearly visible to the public. They are also required to have a valid Recommendations Report, outlining potential areas for improvement to the property.
The purpose of introducing DECs was to raise public awareness of energy use and to inform visitors to public buildings about the energy use of a building, and potentially how efficiently public money is being spent.
DECs apply to buildings with a total floor area of more than 250m2.
A Display Energy Certificate for buildings over 1000 m2 is valid for 1 year and Recommendation Report is valid for 7 years.
Display Energy Certificate & Recommendation Reports for buildings between 250 m2 and 999m2 are valid for 10 years.
