Building Regulations requires all New Build residential & commercial buildings to be tested for air leakage. This is carried out when a property is complete and is necessary for Building Control to provide the final Building Certificate. The result is also used in SAP, SBEM and DSM calculations to produce Energy Performance Certificates.
Certificates are accepted by Building Control as evidence that the correct procedures have been followed. Building Control therefore does not have to be present during tests.

What is involved in an air pressure test?
The testing involves connecting the blower fan door to a suitable door in the building envelope and pressurising the building over a range of pressure differences.
Air volume flow rate through the fan and the pressure difference across the building envelope are recorded.
The results are used to work out the level of leakage or air permeability of the property.
